    1st April I revert to SVR. Got estate agents coming tomorrow and Saturday to do valuations.


    There's quite a few similar that have sold recently and other properties in the road have sold quickly any time they have gone to market (with sensible pricing).

    I'd use a fixed sale price agent, not % commission. Buyers use rightmove and zoopla not local press or EA offices. As long as the agent does decent photos and professional marketing use them.

    Agents always bring us examples of sold properties when we are marketing a finished project, they try and gauge what price you think its worth and tell you what you want to hear to sign you up.

  • Make sure their fee is based on sale price achieved and not asking price! There is one agent round here that’s fee is based on the asking price and I, always surprised when one of their boards goes up that anyone has agreed to that!

    Take the contract, and say you will return it signed the next day, giving you chance to properly read it overnight and sign if you agree with it, or make adjustments on the sheet you sign.

    Fee %age (sale/asking), termination/exit clauses, local knowledge, and conversion rates/general ability to sell stuff in a timely manner - that's what I'd be interested in.

    That is not really in the EA`s control, not all the time, it is more in the control of the seller via the price expectations they have.

    Yes it is. If they can't work with their sellers to achieve realistic prices, then they're not very good at their job.

    When did you last talk to an estate agent on a non-hypothetical basis?
