    Second the idea of a 2-bed a 1-bed or studio would
    * bring forward the 2nd move if you have a partner / 1 child / want guest room.. meaning more moving costs, sols, EA fees, upheaval..
    * 1 beds and studios harder to sell (mostly suited to singles / couples, who may not be able to afford to buy until they are older, earning more and likely need more space)
    * 1 beds and studios harder to let if you ever want to go down BTL or sell to an investor (ie limiting your pool of buyers)
    * no income from second room (If its a double room with 2nd bathroom, let to a single person then the impact of not living alone can be minimal)
  • Great, thanks for the reassurance! A 2 bedroom it will (hopefully) be. Now I just need to find an affordable one in a relatively central area...
