Building Regs for existing Fireplace & Chimney

Hi, we’re in the process of selling our house. The house is 18 years old and has had a gas fire, fireplace, flue and decorative chimney since day 1.
Our buyers are now saying that we need to buy an indemnity policy as we don’t have the building regulations paperwork.
Completely confused why we would need this - we’ve (and no previous buyer) has structurally changed the house at all.
We’ve had a gas safety check done and that was all fine and certificates provided.
Can anyone confirm if we do need to provide an indemnity policy?
