Buying with property to sell

  • I am torn on this. We put ours on the market Thursday, and have told agent we only want viewings for people who are in a position to proceed.

    We have had one viewing, and they are coming back tomorrow for a second viewing. However, getting the house ready for a viewing takes quite a while, or it does to get it to my wife’s standards.

    To do this several times a week for people who were just sightseeing, would drive me mad! I think that if we opened it up to anyone, who has sold or not, we would get a lot more viewings, but I think in time our prep would slip as we could not be bothered every time to make the place look 110%, and due to this may actually lose a genuine buyer.
    20 plus years as a mortgage adviser for Halifax (have now retired), and I have pretty much seen it all....:D

    Same here - I can't remember any agents in Scotland being too fussed about what my position was before arranging a viewing.

    And in Edinburgh it's pretty commonplace to have open viewings, where people can just wander in off the street without talking to an agent at all.

    Ok so if you look and you haven't sold, you can't buy. If you look and you sell in the meantime, you can. If you have the cash, then you can also. What info were you looking for?     How much interest have you had in your property? Are you in a position to be flexible financially? What do you expect from a vendor if you want to buy their property?

    You can look around but some EAs (and vendors) may not entertain you until you are "proceedable" (i.e. have an offer on your place).


    No harm in looking around though, just dont expect to be taken too seriously.

    What I do is have a favourites list on Rightmove so when I have an offer I immediately ring everyone of my faves and make an appointment to view ..

    I never look before offer physically just browse on the net
