Buying a new build...no extras.

Hi everyone, we are currently in the process of buying a new build house with a smaller local builder, due to exchange next week.

I asked the sales lady for a copy of the extras list. We wanted the plumbing for a dishwasher putting and possibly a few extra sockets so we don’t have to mess around once we moved in. Flooring is included anyway. But I was told they don’t have an extras list and basically what you see it what you get.

I do need to ask to see the full spec but from what I have seen all outdoor lighting, fencing, carpets etc are included. Garage has lighting and power too as standard.

Will I be able to ask them to do this for me if I cover the cost? I can easily have extra sockets fitted etc fitted after if I have to but would be much easier at first fix. It’s more the plumbing I wanted sorted as that’s an area we are not great at.

  • I'd recommend finding out exactly what's included before you exchange! You don't want to get further down the line to find out you have many 000s to spend. Moving house is costly enough!

    Get a written list of what is included.

    Make a list of what you want, ie sockets / plumbing etc

    Walk around the site and look for the trades you need and ask the workers how much they would charge to do the works you want.

    Once the house purchase is completed agree the price again with the workers and get the works done.

  • Thanks. I’m going down tomorrow anyway so will ask her for it then.

    Even she’s quite surprised there isn’t a extras/upgrade list. She did say she would have been told to push extras if there was like other sites she’s worked at but here none. I know the carpet was technically a extra. NHS staff got free carpets and legal fees. And I know the rest stated above is included because it’s already being installed.

    Just strange the other developments I visited had pages of upgrades we could go through.

    I wouldn't ask them this, the developers will almost certainly charge you WAY over the cost of having it done yourself once you've moved in.

    But I think you've already had the answer. They clearly want a fairly straightforward build, with a reduced risk of putting things in the wrong place or omitting things.

    Surely any self-respecting builder will assume adequate power sockets & plumbing, especially in the kitchen, and will either supply and fit integrated kitchen equipment or create space/apertures, power and plumbing for dishwasher, washing machine, fridge and freezer?

    I assume you either know what's being supplied within your price, or if not, that you will ask? But if you have to ask such basic questions about what are now considered standard fixtures & fittings, maybe you'd better also check that they do plan to fit and connect the cooker / oven & hob, toilet pans, basins, bath/shower, central heating with wired or wireless thermostats & controls, doors and windows, lol!

    Although it's a cheap and easy job to run added plumbing and power supply, it would be a more expensive pity if you had to start ripping out newly fitted kitchen units, worktops and tiling or splashbacks to get the kitchen the way you want it! I know (I've just had to rip out a couple of base units and cut down worktops in my grand-daughter's rental flat to accommodate a tall fridge freezer in place of the separate under-counter units, and squeeze in a narrow dishwasher in an existing kitchen which was designed 15 or more years ago before all these were standard).
