Ok. I now have a tenant in the flat. I am just under £1000 down in lost rent due to the no show of the couple that signed the contract originally. Is it now time for the intent to pursue for losses letter? Also, as it was a couple do I need to take out two separate cases?0

No you claimoff thm jointly. If they decline topay, you sue them jointly.
Letter Before Action is first step setting out clearly what you have lost and why they are liable.0
