Tenant not paying on time/in full

  • Did you struggle when initially letting this property? (Might explain the low rent). How long are properties void in the area? (check Rightmove). Not much use increasing the rent if it results in a 3 month void. You seem to have a good enough relationship with the tenant, so why not meet up and have a chat about the best way forward for both of you? There are far worse tenants who will cost you far more that the LHA difference very quickly. Maybe the devil you know........

    No didn't struggle letting it there's a high demand in the local area which is a reason I feel I could easily get more rent. For example I could get 150 more a month which would cover the cost of an estate agent doing the managing of it instead of me having direct contact with tenant. Local EA said I am subsidising my tenant. But I take your point about better the devil you know.

    Mmmmmm...only way to find out is to raise it I suppose, and you have already done this?

    Come to a reasonable arrangement with the tenant for the arrears to be paid and the account to be brought up todate. As has been said earlier. You are running a business. Only time will tell if the tenants financial issues are temporary or permanent. Maintaining a good working relationship is worth the effort.
