EPCs: any practical use?

Beginning to think we must move in to a more suitable dwelling for our vintage, I'm delving in EPCs.
A problem, sticking out is that rather than quoting energy used, which is permanent estimate, they chose cost. The latter is soon outdated, and depends on how calculated (tariff).
In my immediate area most are well old, and useless without some way of updating the costs; I doubt it's existence.
Some of the suggestions for improvements over a reasonable expected occupation of use, to me appear a way to lose money greatly, and is on cost to owner: own+ environmental benefit ratios, ridiculous.
Thoughts anyone?

You need an EPC in order to rent a property0

Our current house was given an E rating by the surveyor a year ago, just before we bought it. We had to have it re-done before fitting solar panels to qualify for a higher rate payment in the panels. We made no changes to the property between the first survey and when it was re-done. The new surveyor changed the EPC to a C rating. In summary, don't rely on their accuracy...0

Total waste of money and time.
Find the cheapest assessor you can (£40?) as you have to have one by law when you sell or let a property.
When buying, don't even bother to look at it.
If you want to know anything about the insulation etc, speak to your surveyor.
If you want to know how efficient the boiler is, note it's make/model and google it - or have a gassafe inspection done.
If you want to know if solar panels will reduce your electricity bill, well - yes of course they will. But you still have to do the maths!
I'm buying a rural property, and the assessor said it was on 'mains gas'. He didn't even spot the huge LPG gas tank next to the front path he walked down.........
Along with 'smart meters', EPCs are just a huge pointless cost (huge in national terms - indvidual EPCs are cheap which is part of the reason they are so useless!)0 -
Absolute waste of money.
Had one done this afternoon, cheapest I could find locally £75.
Govt scheme to keep a bunch of jobsworth’s off the dole. Half the things he asked I did not know so he guessed.
Might as well have burned the cash to provide a bit of extra heating :rotfl::rotfl:20 plus years as a mortgage adviser for Halifax (have now retired), and I have pretty much seen it all....:D0
