Landlords insurance

Hi.

What's the best company or website to buy landlord insurance from.

I have recently got 4 properties, two are vacant and need developing and 2 have tenants. DSS 8m assuming as I'll find out on contract handover.

Some companies I have called won't insure the unoccupied properties and some want professional tenants. So I'm wondering how do other landlords get their insurance.

    As with any purchase - you shop around!


    Premiums depend on location, size of property, history, type of tenant etc etc so the best insurer for one property won't be best for another. Thus no one here can recommend who you should use.


    Of course, you also need to look closely at the policies too, to ensure they cover the risks you want covered.

    Alan Boswell are brokers that specialise in landlord insurance, I've used them to set up a policy on a property that needed work before letting.

    Direct line for business will often give a decent quote, but won't take tenants who aren't earning or retired at the start of the policy.

    I've also used simply business, who were reasonable. (They also do referral bonuses, so if you do decide on asking them for a quote, I can send you a link that will give you an initial £25 gift voucher and me a bonus too.)

    CIA cover my unoccupied properties but the cover is restricted as to what I can claim for and I could be asked to provide proof I've checked the properties regularly and left heating on to avoid water damage etc. They allowed 60 days from memory on a pre-existing policy but ramped up the cost by about 25% when it was still empty at renewal time

    Thanks guys. That's enough for me to go on.

    Simply is actually used by a well know price comparison website.

    In the end i just used a broker as needed 4 different policies and some companies only covered unoccupied for a short period of time and I can't guarantee when work Will be completed by.
