what does it mean: property snake listed, delisted and relisted???

We've been looking at property snake to get an idea of how long a house has been on the market and judge whether or not a vendor is more likely to accept a 'cheeky' offer. Quite often now we are seeing houses recorded as: listed, delisted and then relisted, e.g.

10 Aug 2007 First day listed (price £299,995)
16 Aug 2007 Price changed from £299,995 to £295,000
27 Oct 2007 Status changed from listed to delisted
08 Nov 2007 Status changed from delisted to listed

I am assuming that when something gets delisted and then relisted it is either:
a) taken off the EA's (and Rightmove's) site for a short time in order to look like a 'new instruction' property when relisted with a lower price or
b) gets sold and then sale falls through.

I'm wondering if there is likely to be any difference in the vendor's consideration of 'cheeky' offers between (a) and (b)?

What do others think? :confused:

    i wonder if it was delisted with one agent and relisted with another agent - what ever the listing - make a "silly" offer - you can always increase it !

    It may have been delisted due to an offer being accepted, and then the sale falling through this would potentially be my first thought.

    On a more cynical note another factor in listing and delisting is that house websites send emails to people searching for 'new properties' listed that meet the search preferences. By re listing the house becomes 'new' to people who maybe wont have seen it before. It also registers as added more recently and therefore appears more appealling to those who don't know about property snake etc and can't see its history. Just another marketing tool to make the property sell for the most money, as per the estate agents remit.

    The info from property snake can be used potentially to your advantage in the negotiations, by making the estate agent aware that you know it has been on the market for a long period of time, and therefore it is potentially overpriced.

    Either way, ofer what you think the house is worth to you, the seller sets an asking price, the buyer sets the selling price, as it will only be worth what someone will pay for it.

    I don't think that website is very accurate. I have been looking at houses for sale near me that are listed as "flats" which they're not. Also, a house Ive had my eye on since it was put on the market has been reduced from £229,995 to £225,995 to £218,000 and is now £215,000. The website lists the original price as £225,995 and now at £218,000 which is incorrect.
  • Then there's this one:
    http://propertysnake.co.uk/site/detail/4468215 which, while there do seem to be a couple of "normal" looking reductions, spent nearly a week ping-ponging back and forth between 229 and 279.

    I wonder if it was on with two agents, either at different prices or with an error on one of the agent's listings?

    property snake is sadly a shadow of a site that it originally was.

    It would be very interesting to see what results would come in now, with right move data

    My thoughts exactly moomoo... whilst I can understand exactly why Rightmove don't want their data used in this way (it's in the buyer's interests rather than their clients, ie the vendor's interests) it is just sooooooo frustrating as a buyer that I can't get my mits on the info so reliably any more... espcially given the current climate of house price uncertainty. :(:(:(

  • A cheeky offer is always worth a try. Particularly in this climate. Never know how desperate someone is to sell.

    If they had agreed a sale then they may have a place lined up they may lose if they don't sell so might accept a significantly lower offer
    However they may be relying on the asking price to be able to afford their next one so any low offer will be refused.

    I think you have to treat it as you would standing in the street asking any attractive passerby for a date. Expect rejections but you never know!!
