Land (what do i own) merged threads

if post is incorrectly placed i do apologise did not know where to go

Anyways just got our house and in the back garden there is a shoddy looking fence which is coming down shortly but i noticed a rather big plot of land to the side of me but my fence is sort of in the way.

When i went onto a detailed map of my home it looks like i do own this land
but i need to check with a land authority someone who can show me the boundries between the three houses and where the fence should go.

i have got a feeling that an oldish couple (bless the littlecotton socks) could not cope with the size and reduced it?????

Any ideas on where i can get some land details would be grate

    Check your deeds, land ownership should be clearly defined on the deed documents.

    If you have a mortgage your mortgage provider should hold them or have access to them.

    exactly what I was going to say lush walrus, I was given a copy of mine when I bought my place as there was some confusion over garages!! So the kindly legal sec. photocopied it and sent it to me, to put my mind at rest!!!

    will show the same info and likely cheaper than getting copy of "deeds"

    whether any of these will will be exact enough to show the info you require is something esle

    In the wpack with the "deeds" of my previous (newer) house It had measurements on of each plot, but don't know how common that is

    Most banks if it is a mortgaged property will provide a copy of the deeds for free and if they hold them elsewhere will also transfer them over to a suitable bank for you to collect them from. The deeds will be more acurate, land registry is generally within a metre.

    my guess is the majority of lenders will charge for this service- most seem to charge £20+
    ( as published in their tarifss - I just googled "copy deeds fee"

    Can't say much about quality, but those that my solicitor showed me looked much the same as the ones I saw on the land registry site ( 1/1250 scale ?)

    You will be very lucky if the deeds or the file plan at the land registry will give you information that is accurate enough to set out a boundary from. The only accurate way to do this is with dimensions which are very rarely found on the plans found with deeds or the filed plan at the land registry. You should though, if the plot you are talking about is large enough, be able to determine whether or not it forms part of your title.

    If you get in to a boundary dispute the only winners will be the lawyers and surveyors. Is anyone else likely to dispute ownership if you annexe it? If not, I would just take the chance and fence it within your boundary.

    Perhaps I can only speak from Northern Rock who I have experience of needing deeds from and HSBC who my boyfriend requested deeds from. Terms and conditions are often by passed by the branch manager in my experience.

    Also the deeds exist purely for the fact of proving ownership, I have drawn up quite a few sets of deed drawings when working on properties which are being split from house to flats. They are definately the only proof of ownership!
