Hi everyone.
I am arranging to view a house to buy. I have viewed another property and made an offer but was rejected because they thought the price reflects the work need doing. It really needs a lot of work. So I’ve put that out my mind and found another house I like.
I know the area as it’s around the corner from my parents and I’ve lived in the area for nearly 29 years.
Anyways they have reduced the price by £5,000 and I’m arranging a viewing soon. The agent has told me that they have had 7 viewings but 0 offers. I’m surprised at the that because it’s near a school. However it is two bedroomed.
The price is near the top end of my budget but it is doable if I get the mortgage approved for it.
I do like it from the pictures and I probably will put an offer in.
Has anyone been in a situation where there’s been a few viewings but no offers made and yours was accepted.

What is the property on the market for? How long has it been marketed for. Will advise on offers happily. Been in property for 20 plus years now.0

Seven viewings isn't a lot. I would not be at all surprised to view a house that's been viewed 20 times with no offers.
For all you know, someone may love it, but be desperately trying to find a buyer before making an offer (advisable!).
Is it a good school though? If in high demand, that may help push the price up. If not, it may be a curse. Many people wouldn't buy near a school due to hassles with parking (even if you have parking, you have to expect people to occasionally park over your dropped kerb! I'm nowhere near a school and even I get it!), busy at certain times, noise, evening things going on...
I must have viewed over 100 properties over the years that I really thought were perfect. Changed my mind after viewing...2024 wins: *must start comping again!*0 -
How many properties does the average viewer see before having an offer accepted? I suspect it's nearer the 20 figure than 7, if not higher...
So why would the reverse be any different?0 -
I think I would be a bit p****d off if my EA was telling prospective buyers how many viewings or offers had been done.........20 plus years as a mortgage adviser for Halifax (have now retired), and I have pretty much seen it all....:D0
