Land in Flood Zone, but not house

Hi All,


Just a quick question about mortgages on property near a stream:


On the gov flood map, the edge of the land of property we may look at is bordering a stream/small river (not seen it yet). As such, that edge of the land is flood zone 3 but the building itself is not in a flood zone.


Another similar property we may look at is the same, but the building itself is in zone 2.


Both are around 1 acre, and I'm guessing the zone 3 around 20-30 metres from house.



The question is, do the mortgage companies just take an overall view of the polygon shape of the total land you are buying (in which case the gov map says both are zone 3 high risk) or do they look closer at the map and take a view that the building itself is a lower/non risk?

    pretty sure they look at the shape on the map. My friend is within xxx meters of a river. if you visited her property, as the crow flies yes she is - but she is 50 feet higher too!!

  • Do you mean they take the shape of the polygon of the total land, and not the shape of the building?
    In which case its high risk.



    The estate agents is suggesting they just take the middle marker of the land shape, which is not high risk, but they would do.
