BTL is certainly not the only way to generate an income.
If you invest in a balanced portfolio of stocks & shares, that will generate an income and capital growth.
Plus - if you buy your stocks & shares through an ISA - the gains are tax free. Though you couldn't put the entire £120k into an ISA straightaway.
Stocks & Shares also meet your criteria for being entrepreneurial. You will be putting money into the financial ecosystem which supports businesses.0 -
Why two properties and not one?
I have 5 properties on rent, none on mortgages. The tennants have been on there over 10 years on 3 of them and over 5 on two of them.
People mention property value going down and in same reply mention investing in stocks and shares which is strange to me as they are more volatile than housing.
Yes housing price has gone down in some areas or stagnant but I'd say we went through a unique time. I'm general you do get your money's worth.
On two of the properties price has doubled since I got them and the rent has paid them over (20 years) . On another ones house gone up 50% and rent paid half the amount.
So it is up to you but I had no mortgage. To do interest only
Is risky as interest rate can only go one way as far as I can see and that's up from. Current position. Yes it's Brexit but we have been through two world wars and still come back strong, what's Brexit? . Before you know it it will be back to normal and interest rate will go up.
But no one can predict what future holds but we know there will always be demand for housing and its future proof. Internet or trend or social changes won't affect it.
One last thing. Alot of people on here are not risk takers. You have to take risk to succeed. So make it a calculated risk. Buy cheapest house on the street, with potential to do up and increase value. In area with high demand
