    You still need to supply and EPC and renters guide before issuing a S21 notice to quit.

    Best have a conversation with the tenant first, then if it looks like they wont want to move issue the 2 outstanding documents while you are there and get some form of proof. Then you will be able to issue a S21 and make sure its valid.

    Cant see why I have to supply a renters guide! Where can I obtain this? I've had epcs done before is it possible to get a copy of an old one? To save doing it all again? Finally I can wait as long as it takes . Many thanks

    No offence but you don't come across too well in your posts. Almost like you're doing the tenant a favour; whereas in reality you're failing to meet the (very basic) obligation a landlord has.

    So is the tenant by not paying on time and in full and not telling me ? Im tired of bounced cheques and excuses. I don't want to be a landlord anymore I just want one place for myself to reside in.

    Yes but I cant tell them that, they aren't here.

    Thanks it looks like it's a little easier due to tenant signing before October 2015. I will probably use landlord action or something if tenant looks like they won't go easily. Not enjoyable bring a land lord
  • It's not for enjoyment it's a business and you need to keep records like a business. Which you haven't been doing.
