Buying house - fixtures fittings chattels

Hi All,
We are currently in the process of negotiating a sale on a property
We are in a fixed term mortgage so will be porting this - our lender will accept a 90% loan to value ratio on properties up to £500k with requirement of 85% over this
I believe the best price we will buy the house for is £510k however we would be unable to afford the additional deposit
My question is...
Can we offer £500k for the property with £10k for fixtures fittings and chattels - we are not looking to avoid stamp and will pay the additional £500 in stamp variance
Is this possible?
