How much to remove chimneys or rebuild? Would it devalue house?

I have two brick chimneys on a semi detected town house. One at the front of the property and one at the rear. The rendering around the chimneys is falling of and is badly cracked.

Would it devalue my home value if i got someone to take them down and put some roof tiles across the holes? Or is it better to have them rebuilt ?

What sort of costs should i be expecting to pay?

Would appreciate any help please :beer:

  • Are they connected to fireplaces in the house?if so I doubt they could be removed,just get them re-pointed / rendered.

    I can see the advantage of doing this from a future maintenance point of view or if you wanted to remove the chimney breasts to give you more internal space, but it can come down to a just personal taste or whether or not you want the option at some time in the future to have an open fire on occasions.
  • When I moved in to my house, the top part of the chimney stack was supported by two bits of wood bolted across the rafters in the loft, the stack in the loft having been removed. So when it rained outside, it rained in the loft through the pots :rotfl:.

    Cost me £500 for a roofer to come and remove the remaining stack and pots and make the roof good, then some more when he told me the pointing on the ridge tiles needed sorting. Which to be fair, it did, I had seen from the ground it didn't look too clever.

    On a semi the chimneys are usually (but not always) built against the party wall. If this applies in your case then you need to get your neighbour to agree to whatever you plan to do, and possibly share the costs of the work.

    If the chimneys are not on the party wall then getting them removed down below roof-level can be a good idea - but is something you would need to go through the building regulation approval process to do. Part of that would be blocking up any remaining fireplaces so nobody attempts to re-use them without a working chimney.
