    I thought LL/agent meant land lord ?
    How long ago did you report the problems in an actual letter on paper (not an email) to the landlord?
    Credit card debt - NIL
    Home improvement secured loans 30,130/41,000 and 23,156/28,000 End 2027 and 2029
    Mortgage 64,513/100,000 End Nov 2035
    2022 all rolling into new mortgage + extra to finish house. 125,000 End 2036

    firstly i would have to say that the problems you are telling are too much and may be they can't be repaired. but if landlord comes and solve this then the news about the house is not very good because repaired thing have a limited life.

    That's harder said than done the rents are all over £700 for 2 or 3 bed

    If you are unable to move, waiting on the LL to fix, you will likely be waiting for a long long time. I wouldn't hold my breathe

    * What date did the problem occur?
    * What date did you first report it, to who, and how?
    * what response did you get?
    * Now please add each date of each subsequent action by yourself, and by the agent, and by the landlord, and by a contractor.

    Remember that to do this properly you should be using the postal address (not email unless your tenancy agreement specifies this) to the landlord (not agent - though you can copy the agent).

  • Isnt there some kind of protection from the local council these days? Landlords having to provide a safe property? Give them a call and ask about it, especially if you reported it to them a while ago.
