House selling - have we missed something?

Hi everyone
We are trying to sell one of houses so we only own one home when we move to reduce stamp duty. We ideally need a quick Ish sale on this home other wise we’ll need to turn it in to a rental and this is complicated with it having help to buy on
Currently
House for sale with local estate (on their website and all the big ones, they’ve also sent out a mail shot, for sale sign outside the house) - two viewings so far
We’ve posted it on the local buy, swap and sell pages - secured one viewing via this
Reduce price on the house to entice more viewings
Anything else we can do to get more viewings and ideally secure a sale?

Reduce price again? The only thing that sells a house is the price. If it's low enough you will get the interest. If there are many interested they can all bid and you can pick the one that is best for you. It's not rocket science.0

The market in general could be slow at the moment...how long has it been for sale?
Have you had any feedback from the viewings?
Are you brave enough to post a link here to the property for people to make suggestions on improved layouts,picture quality, area and price....in S 38 T 2 F 50

Ask your agent what's happening with sales in your local area - and with houses like yours.
For example, if the market is pretty dead, with few viewings, and no offers being made on any properties - a limited price reduction might not make much difference.
But if other properties are getting viewings and offers, but yours isn't - it's likely to be price that's the issue. (The right price compensates for any other 'problems' that the property has.)0 -
Price it low to get viewings.
If ou are getting viewings but no offers, then consider how it looks - repaint, de-clutter etc etc tomkae it more attractive.0 -
Either reduce the price a lot to get interest or enter it into an auction.
To get viewings you have to have a price that attracts people to look at it. Don't accept the selling price the the agent gave you. Do your own research on sold prices close to your house. Sold prices not other marketing prices. The price that the agent gave is going to be too high as you have found out if you have only had 2 viewings.
You will probably need to knock at least 10% off the price you have it on at now depending on how overpriced it is at present.
If you get viewings but no offers it is a sign that the asking price is too high so you need to reduce it to the point where you get a lot more viewings and offers. Only you can work out what that is by doing your own research.0 -
Reduce the price.
Personally I do believe that making things look nice makes a massive difference although things looking awful/dirtyshould be avoided.
People will want to change things anyway, so spending money beyond acceptable/clean/tidy is a waste of money IMO.
The market is very slow right now because of brexit uncertainty.
The only way to sell is to offer a decent discount but make it clear it’s conditional on a prompt sale.0 -
