Advise on how to avoid dispute over a fence

Looking for advice as i know fences between houses can cause a lot of disputes and I really want to try and avoid this.
both houses owned....
Next door is private let and I am struggling to find out who landlord is, have explained to next door I need to discuss fence and need landlords details
Ive checked my title deeds and report I received for my house when i bought it but no clue there as to who owns the fence I had thought about Land registry i know there is a fee but I think this route might just give a name and not a current address for landlord...there is also a possibility that let is not legit next door, could explain why they are not forthcoming with info
I have a dog, next door has 2
Im willing to pay for the new fence as I really feel I dont want the hassle of a dispute and its a small price to pay to avoid any awkward dog situations, and want to keep my dog in secure enviroment
I get the feeling if i am unable to contact landlord then I cant take any action to get rid of the old fence. So only option open to me might be to put up new fence on my side.

Would it be a good idea to issue a formal letter via post to the address, addressed to the landlord giving them a timescale to get back to me, and making it clear what my actions will then be if they dont contact me. If i did this would it then be ok for me to take down the old fence or is it best to leave that alone if no contact.

From what ive read online fence issues seem to cause no end of problems....mine could so easily be sorted if i could only get to talk to the landlord....

Any out out there got any advise

    You could try that, then search facebook with the name that you have and send people messages.
    Or maybe better, Google the address and find out from when it was last sold, who the estate agent was, ask them if they know.
