    Agricultural occupancy condition?
    It's especially ironic that something created to help the less well-off get a foot on the farming ladder is now almost the exclusive preserve of people who don't require a mortgage!

    However, it wouldn't be a foot on the ladder these days, or even a big toe, considering how modern agriculture is conducted.

    We had a cash offer accepted on an empty property 28th March......completed 9th September. Entirely down to the vendors not getting their !!!! into gear and clearing the probate property.

    Great, but one anecdote doesn't disprove the opinion of experienced professionals although I accept it can vary (either way).

    I totally agree that one anecdote doesn't disprove the opinion of experienced professionals, but neither does a post stating an experienced professional saying it can take 3.5 months.

    Just posting my experience same as you did yours.

    Sadly an estate agent telling you he is "experienced.." says little, being perhaps based on being shyster salesman of the month November 2017. And so many letting & estate agents are, sadly, hardly "professional" by normal standards.



    But there are good ones out there: Takes ages to find them....
