Hello,
We are first time buyers and have seen a really good house that is spacious and on the market for £172,250. It has only recently gone on the market and there is a house on the same street for the same price but no where as near as good. Do we go straight in and offer what they are asking? I’m worried that if we play the negotiation game and go in low then they will go with someone else. The person selling is also waiting to buy a house. We are not in a chain.
Any advice would be great

They have probably priced it so that if anyone is going to buy a property on that street, it is theirs.
It sounds like it is well priced and they are keen sellers meaning it is likely they will take an offer, but at the same time is it really worth losing it over £2-3k? If you are happy with the asking price then get your offer in and crack on with it.
£2-3k over 25 years is unlikely to make a massive impact and will only add a few quid to your mortgage each month.
