You've not really said why you want to sell.
Is it the area, the work that needs doing on the house itself, or more that you feel you made a mistake and want to move on?
Are you unhappy there, if so why, or is it possible to make the house into something that you want/feel more comfortable with?All shall be well, and all shall be well, and all manner of things shall be well.

I really wouldn't worry too much about the things you think people will care about. Remember, they annoy you so you are way more aware of them than other people will be. you just need to big up the best things about the place when you come to sell and people will focus far more on that than anything else.
You may end up losing money by selling so fast, but that is probably not going to be down to anything you mention, just because you've moved houses so quickly.0
