Snagging Report from an external company

We bought a new built house 6 months back. We have had a few snagging issues which builder promptly fixed when we submitted our 10 day list to them. They have recently asked us to provide our 6 month list. We have a few items to report, but my partner thinks it would be good to pay a professional company to carry out complete house snagging so we can present to the builder. A couple of questions comes to mind:


- Is it worth paying external company to do the snagging?
- Would builder entertain/fix the issues that they put on their list?

    I guess it’ll depend on how confident you are that you’ll get all the snags. If you think you’re likely to miss some then why not.

    In terms of the developer, how would they know? The company would report the snags to you and you just add them to your list. They don’t need to know who found them.

    Your warranty should cover any substantial issues regardless, the snagging in my view is mostly for minor and cosmetic defects. If you haven't noticed them for 6 months and/or they don't bother you, how much value will you get from paying to external company to potentially spot them?

    I'm not sure I'd pay a snagger after 6 months.

    As above, if you haven't found them in 6 months, what is anyone going to find in a few hours?

    Before you move in, perhaps, when you don't have the time or knowledge, but you know the house better than anyone now.

    A professional will pick up on things that you wouldn’t even have thought to look at, such as faults in the actual construction of the house that you may not have noticed but should still be corrected. For example, we had a ventilation brick that was accidentally half covered up by the builders when they put in a bay window - I would never have spotted this but a professional snagger did! There were lots of other things they noticed that were incorrect too, but we didn’t report them all to the builders, we only reported the ones we thought were likely to cause any actual problems for the property long term.

    Overall I’d say it depends on how confident you are at your own ability to spot snags!

    If you get a reputable surveyor to do the snagging survey (e.g. RICS accredited), it would probably give your list more credibility.

    i.e. The list isn't the opinion of an 'amateur' / homeowner, it's the opinion of a professional RICS accredited surveyor.


    But beware of 'random' unqualified people / companies who offer snagging surveys. The developer may not take their list so seriously.

    You could always get someone in to snag, and then translate their report into your own email so the builder wouldn't know who it was from, and would think it was with issues you had identified.
