Can I obtain a management pack for the sale of my property?

Hi all.

I'm in the process of selling my apartment, and the buyers solicitors have informed me that they require a management pack from my management/maintenance company, RMG.

I instructed my solicitors to obtain this in November last year. He claimed to have requested details on how to obtain this from RMG, and the last i heard regarding the matter was from 13/12/2018, when he told me he was still chasing it and will let me know when he has further information.

I received a call from my estate agent today, stating that my buyer is going to pull out if the sale is not completed by the end of the month.

I called my solicitors today, and my handler is always 'away from his desk'. I spoke to his colleague and told her what is happening and she told me she will tell him.

Does it usually take three months to obtain a management pack? From basic googling i can see that i will have to pay a fee of £350+ for this. Is there a reason why my solicitor hasn't informed me of this yet? Can i obtain this myself, or do i have to go through my solicitor?

Thanks in advanced. I'm panicking as if i lose the sale, i will have lost thousands in fees, and I have already reserved my next property.

    How much are you paying for your solicitor?
    I am paying £930+VAT but my solicitor gets on with things and gets back to me straight away.


    Do bear in mind that some people take an extended break at christmas, however I was asked to pay up pretty promptly.
  • I'm paying them around £2000 for the sale of my current apartment and purchase of my next one.

    They just seem incredibly slow, and sometimes just don't reply to emails.

    I had to request on behalf of my solicitor. They can take a little while for the Management Company to pull together- so if there is a risk of the seller pulling out I might ask them to pay a contribution to the cost as they are only valid for 3 months from creation.
    I requested one early on in a sales process to be 'efficient' the buyer then pulled out of the sale as she decided that buying wasn't the right thing for her and I was about £300 out off pocket on that, plus the survey I had done on the property I was buying when that fell through.
  • I asked my management company myself - firstly asked the leasehold officer for the correct contact person and e-mail account then e-mailed that person directly. I included all the contact info of my solicitor and the management company sent the pack within a couple of days.

    If your buyers are threatening to pull out I would contact your management company yourself.

    It sounds like your solicitor is rubbish.
    It's what you'd expect if you paid a few hundred but not for £2000.
    If it's not convenient to change solicitors then I would put in a complaint and pursue getting the mangement pack yourself.
    They are subject to the managing company responding but it doesn't sound like your soilicitor has been chasing it.
  • Thanks everyone. I contacted RMG myself and they sent me details on how to obtain a pack within minutes. Not sure why it took my solicitor months.

    I've sent the details to him. He apologised for the delay, and has said it may be quicker for me to request the pack myself, rather than go through him. I'm going to do it, as we are on a tight schedule now. But is this normal? Surely this is what i'm paying them to do?

    Yes I agree, they should be doing it.
    Mine did it and fairly quickly came back with the fees.
    Apart from providing the details of the agent and landlord and paying the fees, I didn't do anything else. The solicitor got them and passed them on to the buyers solicitor .
