    I would be disputing it with the credit card as an unauthorised charge, as the T&Cs did not say that they would take the money.

    Secondly, they cannot claim betterment. How old was the carpet? Was the burn just a small section inside the cupboard?

    Personally I'd just do a credit card chargeback and say that no check in inventory was done so no evidence, the damage was there when you arrived, and was probably caused my the last people to stay.

    There is no need for this if you saw the damage whilst you were there.
