Missing easement indemnity insurance

I agree I won’t know do r sure if neighbouring properties have the insurance
However I do know from land registry they don’t have a right of way registered.
And of the 283 properties on the estate my agent is the main agent in the area along with the management company both have stated they haven’t had to go thus far previously to cover a right of way which has had access for 30 years plus0 -
I suspect they shouldn't have a problem agreeing to a clarification that they mean "knowingly contacting a party whom you believe to be the owner and in that capacity" e.g. I had a recent case where the council were probably the relevant owner, but the clients had e.g. made planning applications, so had contacted the council wearing their other hats - but not made any attempt to discuss the ownership of the bit of land. Insurers were happy to live with that.All you could attest to would be whether you have contacted the owner of the road. The ‘no contact’ term is fairly standard so if your solicitor is asking to change it then it may take some time as it may have to be referred to the underwriters.0 -
£500 seems like a rip off unless the house is really expensive. These policies are never really claimed on. Sounds like you have a crap solicitor.Policy type: Absence of Easement

Of course, but if you are buying a £1million house and taking advice from an Internet Forum I would suggest you rethink where and how you spend your money.
