New build part-ex negotiations

Hi,
We're vaguely interested in part-exchanging our 4-yr old house for a new build nearby. Builder has valued my house at slightly less than we would expect it to sell for (based on sales figure of identical house on estate a few months ago). So we rejected the offer and thought no more of it as we don't *need* to move and the new house would mean doubling our mortgage. New house won't be ready until summer and they only just opened the site office so I assume we're one of the first to show interest. House is most expensive type on the site (there will be 6 of that type eventually) and is the most expensive house for sale in this area by some way.
Today they called back and implied a deal might be possible. I said I was looking for a package that would be comparable to the 5% they'd knock off the house for a non-part ex buyer. Has anyone managed to get a decent deal with part-ex recently and what was it? They have said there would be no movement on the offer for our house.
If it matters, new house is just under £500k and our house offer puts us at 60% of that.

I’d hold fire. There not going to be queueing at the door to buy a half a million pound house. Leave what you’ve said on the table and wait and see what they come back to you with over the next few weeks/ months:T:T :beer: :beer::beer::beer: to the lil one
