Buying new build show home

Hi everyone,
I’m a FTB and looking at purchasing a new build show home under help to buy.
Now initially speaking with the sales assistant they would’ve budge on prices for new build plots on site. Would this chance with the show home? Technically speaking it’s not “new” as I think it’s been up to close to a year maybe, but I guess that’s my biased opinion!
What sorts of discussions could I have to get a good deal with the show home in regards to actually sale price.
Anyone had any experiences buying a show home?

The fact that the show home isn't brand new is usually counteracted with a host of things like light fittings decoration and even some furniture so its unlikely that there will be substantial discounts offered if at all until it is the only remaining plot to be sold.
Ive actually even seen some show houses achieve higher prices especially if they have a wide range of additionsin S 38 T 2 F 50

Id expect a show home to sell for more than standard as they are usually fitted with the top end add on products the developer offers. As for being second hand, its not, no one else has owned it.
The discussion you want to have is one of negotiation. This typically involves overstating your position and understating theres whilst they do the opposite. As a FTB your position is one of inexperience, as such expect to see a developer taking a hard stance with you as FTB's arent too hard to make capitulate.
To put yourself in the best position find other properties locally that you can use to show that you can get an equally good deal elsewhere. Essentially make it known that your money can go to another developer. You need to bear in mind the FTB can be awkward to deal with, they always think theyre in the best position to buy and if the house youve picked out is a good one thats reasonably priced then the competition you face from others could mean your down the bottom of the list.0 -
Show house probably has higher spec fittings/flooring/tiles etc, so they may not budge with the price, unless as above its the last plot.
It's always worth going in and seeing what you can get out of the developer. Tell them you'd want the carpets replaced as they've been walked over by who knows how many people, you'd be looking to replace the kitchen worktops, for example, as they're not to your taste..."now what can you offer me...".0 -
Show homes sell for more than plots because they are in a better location and the plots they are on tend to be better.
For a cheaper house you need the plot that no one else wants because it has a small backgarden or a back garden that is a weird shape or no parking next to the house.0 -

I also asked if they would sell the show home for less as people have been inside walked on the carpet and touched walls and fittings etc. So there is a bit of wear and tear on the property.
The developer would not budge on the price for the sake of it being a show home.0 -

With all due respect you sound like a FTB. And op this is key here. Wear and tear on a brick?
Let me guess when you went round the show home, you put on some blue shoe covers? You didnt stroke the walls? All the lights where on? And you didnt start randomly doing DIY on the property? But you mighve picked up a carboard box thats made to look like a book.
Wear and tear... theyve touched the walls, so how muchdo you want off the 6 figure property you are buying for what is a smudge mark on a wall, that makes up about 0.00001% of the cost of the property?
Negotiate by all means, negotiating is good, if you try and negotiate by mentioning people touched the walls, youre going to get told to pay the full asking price, youre simply not worth the hassle of dealing with. You negotiate by saying, redrow have got their show home £20k cheaper, ok the utility room is a bit smaller but yours isnt worth £20k more, give me a reason to go with you. Or i do like the look of your showhome but i really would like a garage which it doesnt have, the same houses with garages on your site are about the same price so how much closer can we get to matching in line with those prices for the showhome?
You can be rest assured as FTB buying a new build, you will not be the first person having a dump in your toilet.0
