Spare room

Hi everyone,
I have recently purchased 50/50 shared Ownership Leasehold Property.
It has two bedroom.I am using one of the bedroom and the other bedroom is empty.
I want to let my mum live on the other room,Because she has nowhere to go and I don't want to charge any rent.
Do I need to contact the Lender and the Council for permission.
Do I need to give her a formal agreement.What kind of agreement do I need to give to her?
Please,I need any advice!

    You'll need to check the lease to see what it says about sharing the property and whether any consents are needed.

    You could give her a fairly simple licence agreement with no rent. Or as it's your mum you could just go without this if you trust he and don't think you'll need to evict her (unless the lease requires you to have a formal agreement in place).

    Sorry but none of that will be relevant to a guest situation.

    If she doesn't need any security of tenure, then she can simply remain as a guest, for as long as you wish her to remain. You can ask her to leave at any time without notice.
    The only downside is that you will lose your CT single person discount.
    No free lunch, and no free laptop ;)
