Sense check - Neighbour building a shed between our properties

  • Is there anything in your deeds like a covenant suggesting you might have right of access to the side of your house for maintenance purposes that this outbuilding will obstruct?

    Are you in England? In Scotland there are quite stringent fire regulations that would have to be met for an attached lean-to shed that is within 1m of the boundary line.

    Hi, update to this. Neighbour promised was fairly small and would leave plenty of ventilation space.

    Has had workman come in and erect something, its attached to his property with no flashing, sloping roof towards our property and leaves around 6 inches between the edge of the shed and our property.

    Problems I am seeing is 1) there is no drainage so water will slope onto our living room outer wall 2) the shed is LONG - its about 1.5m shy of being the full length of our house - I assume things like leaves and potentially vermin are going to get in these gaps and 3) due to the length, I am concerned now how we would be able to access our property for repairs to repointing, fascias/soffits and guttering (which we do need doing)

    I know you have right to access your property for repairs, but this access is now blocked? how does that work?

    I don’t think it’s illegal though as it’s his land, but didn’t know how laws work with regards to making it impossible to access your building for maintenance.

    What happens if we end up with damp? I assume it goes through our home insurance but if access is blocked and his roof is discharging water at our wall etc then the problem can’t go away?
