    I've got one and I'm thinking of creating the required 14 square inches of ventilation it requires by going up in a wooden duct and then along under the floor upstairs between the joists in a 4" duct to a vent in the outside wall, that way the cold vent air isn't travelling across the room or you could go straight up into the loft, plenty of ventilation up there, there is a replacement for these backboilers from Baxi but you need a new concentric liner for the flue and a new fire front, not really a viable proposition though.
