Insurance question.

Afternoon all - Happy 2019.
Question for you.
Son is living in our other house - we were doing it up for sale and he hit a patch of bad luck so you do what you can.
He is living there as a sole occupier, rent free with no contract or agreement etc and he pays all the bills on the house.
Am I right in understanding he is not classified as a tenant?
Now to the question in hand.
The house insurance is due, however with him living there alone and with the circumstances stated above what building insurance do I need? Landlord cover? Normal cover? A different cover?

Since your son isn't paying rent he's probably an excluded occupier rather than a tenant. As for the insurance, there's no one size fits all answer, each insurer will have its own views on the situation. Have you phone your current insurer to see how they would classify the situation?0
