Just a thought - unless I've missed it, the description doesn't state whether it is freehold or leasehold and I'd want to know that before even arranging a viewing.

    Good point.

I actually looked at this property online before as the new gf is a penycae lass. I personally felt it was overpriced looking at other bungalows, especially as although it's a nicer part of Penycae, I personally feel there is a top price for that area and this is too expensive. As a younger person I would rather live Ruabon or Rhos way and can alot of house for that money.

Seriously though best of luck with it. I have set my heart on my beloved Oswestry so won't be putting in a cheeky offer :)
An answer isn't spam just because you don't like it......
  • Thank you to everyone who replied we do appreciate your honest opinions and will take on board everything thats been said, especially the price.
  • Are you using a high street estate agent, or an online EA who you have already paid and does not care whether it sells or not, as they have already been paid....
20 plus years as a mortgage adviser for Halifax (have now retired), and I have pretty much seen it all....:D

Change estate agents, different ones have others looking

Preferably to one who can take photos that are in focus.

Focussing on that, and not so much on photos etc. will save a lot of stress and wasted time IMO.
  • Two bedrooms, with a conservatory, only £130k.

    Makes yours look very overpriced.

The kitchen isn't bad if you could redo the tiles (is it tiling-on-a-roll??), replace the missing wall unit door, fit plinths and a worktop upstand, and get cheap appliances to fill the gaps. Even if you just borrowed them from a neighbour to get the photos taken.

I think the shower room will put people off as (a) people with young children will want a bath (b) people with mobility problems may be looking for a level access shower or a wetroom rather than a raised shower tray.

    The photos could be sharper.

Dropping from £180k to £172k isn't going to attract a whole new set of buyers. I think if you want to get it shifted you will need to drop to £149k top.

In fairness - OP's is a detached and seems to be somewhat bigger as well and in Wrexham (not somewhere I'm guessing is a village near Wrexham).

Or lower. The house in your link looks like something you would find in Australia, in a very dodgy suburb, and the street has a kind of institutionalised feel, like a large mental hospital or prison, they might need to go lower as well IMO.

    Actually only 1 mile apart
