    If the missives follow the Scottish standard clauses then you'll be responsible for anything authorised or instructed before the date of entry. So if you want to avoid liability I suggest you unauthorise them (to the extent that you haven't actually objected so far). And discuss with your solicitor, if you haven't bothered to already. Hasn't the neighbour asked for any money yet?

    Not usually the case, any work that needs done on common parts such as the roof needs to be agreed to by the majority of the owners, so in this case that would be 3 out of the 4.


    Not in my experience, if all owners don't agree then either the ones who do agree can decide to pay for the repairs among themselves, or report it to the council who can decide whether to issue a Statutory Repair Notice.

    I did say "not usually".

    With newer buildings there will be a factor in place, even many older buildings have a factor these days, plus property owners can of course self factor.

    The Council getting involved would be very much a last resort.

    The "landlord" referred to in the OP cannot just instruct repairs and then insist the other owners pay up. He can hope they will, but that is not the ideal way to operate.

    While it is in everyone's interest to maintain the building well, unless the problem is discussed first and competitive quotes obtained, how can the other owners know that the work was essential and the cost reasonable?
