How to find out who owns a piece of land

We have recently completed and moved in to our new home, its a small new build development of 14 houses in a semi-rural location.

Now currently there is a lot of empty land/farm around the property, which is lovely. The developer mentioned that although most of this land could at some point be built on there is a small patch of land at the back of all our gardens (I'd guess at less than half an acre) which the farmer who owns the land still uses, but its 'protected' and will not be built on (as any homes there would directly overlook our properties)

As we aren't too fussed about properties being built nearby we didn't dig deeper into how this land was 'protected' & speaking to different agents at the developer seemed to yield different explanations, one made it sound like the developer owned the land, therefore can guarantee nothing will be built, since they can control that, however there are often sheep in the patch of land (only about 4 of them) which makes me think the farmer/land owner still has control over this area.

To cut a long story short I want to look into purchasing this patch of land, as the size is manageable, it would give our dog more freedom than our current garden allows, it will also ensure nothing will be built there (as much as possible!) since we will own it. My issue is I cannot find anything online, or on the land registry site pertaining to who owns this land.

The property is new so the postcode doesn't register yet, and as the field is at the end of our gardens am i correct in assuming it will have the same post code?

I have messaged the developer for information, but while they are off until the 10th of Jan :eek: I wanted to see if there was any other way I can try to locate who owns this land?

    It's entirely possible that the farmer rents the field, y'know...


    Look on the Land Registry's website, and find the field via a map search. If the field's registered, you can see who owns it. If it's not been registered, then it's not changed ownership for decades.


    'course, "who owns it now" doesn't actually make any difference in terms of future development... They could decide to sell it tomorrow, or they could decide to develop it themselves tomorrow.

    Thank you, I have looked on the map view on land registry and nothing is there on the map when I look in the area, does this necessarily mean its not changed ownership for a while? as even our property (which has obviously changed ownership over the last 18 months) isn't showing up on the map :s

    When I put in my postcode nothing comes up, so I am using the postcode of the neighboring house (4 doors down) to get to the correct area.

    why don't you just knock on the farmers door and ask? Or watch out for him/her when the sheep are in the field.

    Its always worth expressing your interest even if the land isn't currently up for sale as is more cost effective for the owner to sell privately rather than incur agency/advertising fees.

    You can then view a google satellite map with the Land Reg title boundaries superimposed on top. You will be able to see this plot of land you are looking at, get its title registration number and, if it is owned by a company, you may even get the owners name.
    Far more free info that you will get from the Land Reg website.
    Once you have the title number you can spend £3 to download the title from Land Reg.
