Discrepancy between freehold and leasehold plans

Hi,
I am buying my first property and could do with some advice regarding an issue I have come across.
The house i am buying used to be a leasehold, but the leasehold owner prior to the current owners bought the freehold but without merging them, and therefore owned the freehold and the leasehold to the property. I have read online that this is fairly common so no issues there.
However, our solicitors noticed that the small outbuilding in the back yard is highlighted on the plans for the leasehold, but not the plans for the freehold. This is most likely just a mistake from when the freehold was purchased, but never the less needs to be rectified for continuity between the two documents.
We have asked the sellers to sort this out with the HM land registry at their cost prior to the move in date. They agreed to this, and began applying through HM land registry, however today I received an email from the seller saying they have been told the process of rectifying this issue will take approximately 2 months, and to keep things moving, they have offered us £200 in cash to stick to the move in date, as this should cover the cost of us sorting the issue out ourselves after the move.
So my question is, has anyone had a similar issue before and Is £200 enough to cover the cost of rectifying the title plan? Are there any problems that could arise if we go ahead with the purchase and try to sort this issue out ourselves?
Thanks for any help!
Joe

ask land registry, or your solicitor that your payingDon't put your trust into an Experian score - it is not a number any bank will ever use & it is generally a waste of money to purchase it. They are also selling you insurance you dont need.0

It does sound like its something which is going to get resolved sooner or later. Since a freeholder cannot grant a lease of land outside his freehold your plan situation does sound odd.
Its not clear which plans you are referring to. There should have originally been 4 plans all of which should of shown the same plot:
1 Freehold title plan
2 Leasehold title plan
3 Lease plan – freeholders copy of lease
4 Lease plan – leaseholders copy of lease.

You can see the outline of all the Land Reg title plans overlayed on a google satellite plan. You can see the title number of each plot and sometimes the owners name if its a company. That might add to what you know about the various plans.
The other think you can ask your solicitor is, as well as knocking £200 off the price, that the sellers indemnify you in the contract for any costs you incur above £200 in securing title to the missing land.0 -
