    Unless you have proof that the expected lifespan on a boiler has not been exceeded, the value of the boiler is less.

    A buyer can't go by 'It should have died last decade, but they were built them better back then.' That means it could theoretically go at any time.

    Cars are not like boilers though, no one sees your boiler, unless they are really nosey.

    Basically you are buying a house, not a boiler, if even a new boiler breaks you will still need funds on hand to pay for repairs. Is the house worth the price should be the OP`s main concern at this stage.
