Vendors have not chosen a solicitor yet

Hi,


Me and my husband are first time buyers and have our offer accepted on a property last week. We were told the vendors haven't chosen a solicitor yet so the estate agent wouldn't be able to send the purchase confirmation in writing. They have taken the property off the market. The vendors haven't found anywhere yet but we understand not a lot would happen around Christmas/New Year.


We have previously made an offer on another house (around the beginning of December) but the sale fell through because another buyer have offered them the full asking price, luckily it all happened within 2 weeks so our solicitor hasn't started any work yet and our mortgage appointment with the bank is not booked in until the 28th (which is tomorrow).


We didn't cancel our bank appointment because we were hoping that we would find somewhere else in the meantime, which we did! But now I'm worrying whether we should cancel it and wait until the vendors have at least got a solicitor and made an offer on a property or whether we should just go ahead and submit our mortgage application? - I'm worried that the vendors would change their mind or unable to find anywhere, and we end up losing money! (Apparently they sent to see a property the next day they have accepted our offer but not sure how it went)

    Personally I would see the bank, do the soft application (mortgage in principle) so you know the bank will almost definitely give you the mortgage. Arrange your solicitor. But tell both of them you go not want to arrange the survey or any solicitor work until you let them know. Then it will only take a quick call/email to set everything in motion.

    Thanks! We already have our mortgage in principle ( we did it when we made an offer on another house ). I have emailed my solicitor to ask her to not do anything until I let her know.
