Selling: Problem that I don't know about boiler/electrics?

I moved in here in late 2016, shortly after which 'life happened' and I didn't have the wherewithal to do more than the most immediately required maintenance. The boiler was last serviced in March 2016, and I have no idea when it was installed. I don't know anything about the electrics except that the whole place was rewired about 20 years ago. Everything works as it should, however.

Now that I'm selling and filling out the forms for the buyer, I'm wondering if this is going to cause any issues. It's not the buyers themselves I'm worried about (they've seen it and had the survey, and do not seem concerned) but their solicitor/mortgage lender. Is this likely to cause issues? Would it help if I had the boiler serviced now and provided them with the certificate?

  • Fill the forms out honestly and stop crossing bridges before you get to them.

    Almost certainly it will cause no issues, and if it does then solve them as needed.

    Thanks Martin, I know you are right. I suppose I'm just particularly anxious about the sale and keen to do what I can to prevent delays arising.

    then get the boiler serviced. Assuming it's in OK condition that will reassure many buyers.

    Presumably you'll be occupying the property for at least a few more (cold!) months so it would do no harm to get the boiler looked at.

    Thanks, and yes I suppose I might as well, it's not as if it's a huge expense in the greater scheme of house-selling. I'll give them a call next week when they're back at work.

    Since you've never had it serviced in 2 years of ownership, it's a good idea irrespective of selling!

    Yes actually when you mentioned it I had a sudden moment of doubt and had to go and check, but yes they are still operational, so that's a relief! If I die tonight it will (most likely) not be due to the boiler.
