For any large area you need to hire a drum sander and a disc sander - if the boards are new then you will only need fine grade sandpaper.
New boards will be quite soft though, get a good epoxy varnish if you want the surface to withstand any serious usage. For every complex problem there is an answer that is clear, simple and wrong.0 -
Wouldnt a random orbit sander do the job, just that it is a big ish room & ive bought ronseal diamond varnish in medium oak if that will be okay?0

It'll do the job, but a drum sander, used in the direction of floorboards will give a better finish.
Ronseal diamond isn't going to give you a very hardwearing surface, despite what they might claim. As said, if you don't want to have to do it all over again in a year or two's time, a two part epoxy varnish will be tougher. For every complex problem there is an answer that is clear, simple and wrong.0
