    You do realise that with all the things they haven't done, and despite your rent being on the low side, these selfish barstewards still have more money in their hands than they would have done if they had complied with the law as well as their moral obligations.

    They have taken your niceness, used it against you and deserve to come very badly unstuck.

    have you been given, in writing, an address in England /Wales "for serving notices on the landlord"? ........ If not, stop paying rent. Put the rent to one side until you are given an address. Landlord and Tenant Act 1987 S48.

    ..and you believe that??:eek: If the EA couldn't contact them somehow or other - then why do you think the EA has still got the house on their books (given that the house might sell at some point and the EA would have to be able to get in touch with them somehow to ensure the selling process happens and the money is paid to them at the end).

    They MUST have contact details for them. At the very least they must know who their solicitor is and be contacting them via the solicitor. I think that EA has been less than truthful to you.

    This was ne er going to work. They had no interest in being landlords, just grateful to have someone to pay the mortgage whilst trying to sell. You jumped on it because you could move with your dog and have a place you wouldn't otherwise afford.

    You need to accept reality. At some point, you'll have to consider somewhere smaller or in a less desirable area, it is just a question of time. You can do that now, assuming you are not on a fixed term, or you can make things difficult for the LL which will result in them either evicting you or increasing your rent to market value or more.
  • My ex has a rottweiller and a german shepherd - he is a self employed security guard and dog handler so they are well trained. He went after three properties using Openrent (dealing directly with LL's) and was offered two properties out of three. None of the LA's would take him on their books at all (he tried around 10) because he had dogs.

    You could try Openrent and see if you have more luck if you need to find somewhere else to live.
