Leaky Roof - What should I do?

Comments

  • Arrange for it to be stripped fully off, insulation installed to meet current regs, new OSB fitted and 3 layers of felt... Should last you 20 years..

Your patching something that will last 1-2 years...

    Survey? Performed from the ground...

Will replacing felt involves building regulations? And how insulation is also related here?

I forgot to update you guys that the roof later confirmed that he has found a broken tile and will replace along with the felt.

I did lots of searing today but haven't seen your "OSB fitted and 3 layers of felt" method anywhere else. Could you elaborate what you recommend? And sounds like this method will cost a lot more?

I live in a dormer bungalow, 4 out of 5 bedrooms have a flat roof. If you have had a leak, the wood will be wet underneath. Depending on the leak, if may not affect the wood and could be patched over.

The best way to do this would be to strip the whole affected flat roof off, install currently regulation insulation (100mm Celotex?) as its probably not sufficient currently, re-board and re-felt (2 or 3 layers).

This should be the long term goal, and will have a life span of 20 years+....

Flat roofs....cold...hard to insulate...either the roof off, or ceiling down..

I think Alias Omega has assumed it's a flat roof because people have used the word 'felt'. You'd use OSB on a flat roof and cover it with layers of bituminous felt.

But I understood this to be a tiled roof with what's called sarking felt underneath the tiles. Nowadays, people use a breathable membrane instead under them, which although it has minute holes, is still waterproof and does the same job.
