    Start looking again this is a buyers market.
    Don't pull out you may not find something better
    Extend your mortgage offer just in case.
    Be happy you won't be moving into a place over Xmas with all sorts of potential issues and difficulty in getting hold of trades people

    I'd second this - start looking for alternatives in the meantime. The other side don't sound entirely reliable. And if there are tenants anything could be holding it up (if they've came back along the line to say about improvements it makes me wonder if said tenants haven't been doing some damage that the seller is trying to pass down the chain rather than be accountable for themselves)
