How many houses can be built in 0.12 hectares?

Hello just that really please:
Does anybody know the amount of homes that can be built in a fairly small area of 0.12 hectares?
Or how can I work it out please?

It depends on planning law, where that land is and then the shape of the plot.

In the green belt, it could be zero. In central London, it could be dozens of flats!

In a suburban area it could be one big one with a massive garden, or if it's shaped correctly, you could get a few smaller houses in a cul-de-sac.

Impossible to say without knowing the individual plot.
Everything that is supposed to be in heaven is already here on earth.
  • Its probably not a huge help my local council says 30 houses per acre, so that shows how they ram them in as an acre is not big.

Depends on the size of plot allocated to each property and the amount of land required for access routes to each property.

It's quite clear this is related to your 'objecting to planning permission' thread. Would it not be better to keep everything in one thread and give us the whole story rather than drip feeding information over numerous posts?
  • Thank you for your replies, I had read the 30 houses per acre rule before. I’ll work it out with a calculator

This post was intended as a simple question and answer which is why I posted separately, sorry I had no intention of drip feeding...

0.12ha is a snidge under 0.3 acres. So call it 9.

0.12 Hectares is 1200 square metres.

    So a rectangle of say 30 x 40 metres.

Is it definitely planned to be houses per se - ie rather than flats etc?

I say this because some cities (I'm waving at my home city now:cool::cool:) are coming up with all sorts of ways of "cramming" more people in regardless.

Even the new 4 bedroom "executive" type houses have weeny little gardens. It's been commonplace for some time for many new houses to be 3-storey (same number of rooms - but less ground taken).

Basically - the city is going "up" and extra stories on buildings (sometimes many stories):mad: are being added wherever the ****** (expletive deleted's in charge of this) think they can get away with it.
