Proximity to tube or Big Garden

I'm planning to upsize my house and 2 offer has been accepted in Harrow, London
1) £890,000 - Semi detached, Ground floor it has 2 reception, extended kitchen ( well fitted ). W/C and have an average ( not very high spec ) conservatory with integral garage ( Its empty but can be used for office room etc )
First Floor - wide landing two good size double bedroom, one 8*8 ft small room and room above garage which is extending to the back 24*8 ft ( this room is not well furnished ) But they have small garden 40-50 ft because of extension and small conservatory.
Very near to tube 5 minute walk but in a very quiet area and can park 3 car in the driveway.
2) Other house is £850 K - Ground floor is same like other house albeit not extended to the back. W/C is in the garage. First floor has 2 good size double bedroom plus 3rd bedroom 10*8 ft. 4th bedroom is in the loft, which is well furnished. Its wonderful garden 70 ft ( House is in a slope so small stair to go down to garden )
1.5 mile from the tube
My Questions:
1) Value of the house is more with proximity to tube or big garden ?
2) Whats the advantage of having 4 bedrooms on one floor, people are saying because of kids its better to have 4 bedroom one floor and also going up and down could be inconvenient in the long run.

I have accepted offer for my current house ( Lucky !! ) thats why I don't want to loose my buyer and working hard in Christmas time.

    Would have thought being near the tube would add more - but it depends how near the other one is. If it's up to say 0.6mile to the station, it would make very little difference.

    If you extended house 2, you would prob end up with the same size garden as 1.

    Integral garages often aren't hugely popular (personally I like them). Room over the garage may be cold.

    Wouldn't like the WC to be in the garage.

    Conservatory won't add any value - not sure if you're presuming it does.

    My sis hates the steps down to her garden. Was always a worry with 3 kids.

    Is the loft one converted, or is it a townhouse? Is there a bathroom/en suite up there?

    Really can't say which would be more desirable from the limited info you've given. Location, street, style, etc are far more important as to value. Sometimes, houses near stations can be less desirable.

    One with loft is 1.5 mile away means I need to drive and park. I don't use tube much but never know, kids, when they grow !!!

    Its a semidetached house, loft is big well furnished with big bathroom attached, good one actually.

    Garden is really nice. 70' if from the steps down so I reckon it could be 80-90'

    Both area is good, both are quiet ( you drive only if you want to ). One house is near tube but not busy, area near this tube is not commercial.

    *4 bedroom on one floor is better or 3+1 in loft is better ? Wha's your opinion ?*

    Still in the negotiation stage hence don't want to put link here and harm other seller.

    Would have thought many families moving to Harrow will be wanting the tube (working in London), so am guessing the tube one should be pricier.

    If one is a 3 bed house with a loft conversion (presuming it's not a townhouse), it is likely to be worth less than a purpose-built 4 bed house. That is presuming the other one was purpose built and the extension didn't include a bedroom as well as space downstairs.

    Also depends on what's in the road. If the houses are all similar without extensions/conversions, they won't add so much. If these are both smaller houses in roads with much larger nicer houses, they are likely to increase more in value when extended.

    Does the second house have parking?

    LOCATION LOCATION LOCATION. I know there are many parts around Harrow to avoid, and many which are hugely desirable. Probably entirely dependent on where they are.

    Not sure why you're buying in such a commutable area with such a large budget if nobody works in London. There are far nicer towns not a million miles from London.
