Mortgage declined and we haven’t been told why!

    Credit reference agencies.

    This is why you should have been asked for all 3 copies of your credit files from Equifax, Experian and Callcredit.

    You need to get these ASAP to check there are no errors or unknown defaults or CCJs.

    A decent broker would have asked for this upfront as it would help them determine which lenders are more suited for you.

    We have checked with Noddle and have no defaults or errors or anything like that..

    And check the others (all free) and make sure you have used the right full address history.

    Our credit reports are flawless we have just checked with Equifax and Experian too

    Any issues with Co-op Bank or Britannia BS however long ago?

    Any associations with other people (old joint accounts still in operation) that could be affecting you?

    Any previous issues with fraud against you?

    Unlikely to have got past DIP stage if one of those was out of kilter.

    Possibly, but I can't see the point in witholding that from the broker. It may well have been paid off recently and not showing on the system, or the applicant may well be paying it off soon anyway. There would be a chance of keeping the application alive

    If a lender did that to us, I'd be miffed. I don't necessarily need chapter and verse, but a simple "look at their Experifaxcredit file and see what's on there" would usually suffice.

    If they really are clean, we get into the kind of issues I asked about, lender specific markers, fraud markers, National Hunter etc.
