Mortgage declined and we haven’t been told why!

In short, my partner and I applied for a mortgage through a broker with platform UK and have had it declined after reaching the underwriters. Our advisor then told us platform will not give her any further information as to why it got declined! Is there anyway we can find this out directly to try and resolve this for future applications? Any help would be appreciated.

    get a copy of your 3 credit files and look at the history, that may give a clue.


    Did your broker ask for your credit files? if not get a new broker

  • She didn’t ask for any credit reports from me or my partner. The broker is through the estate agents and we have already made payment for the mortgage services :/

    There's your problem. You need a proper broker, not someone who sits at the back of an estate agents.

    For her not to have bothered to understand your circumstances is criminal.

    An estate agent based broker who does not get a copy of your credit report, chooses the cheapest lender and CBA - who would have thought they existed.

    Give them a kick up the a**e and explain you have paid for a service and you expect them to find you a mortgage or give you some guidance as to why they can not. I would also ask for a copy of their complaints procedure - that will usually give them a bit a boost.

    I had a conversation with platform yesterday (prior to applying), their reply was "it all seems to fit but its a bit messy and our underwriters will probably decline it". I think that sentence sums up platform quite well, they only want nice, simple, straight forward cases and if you are not in that area, there are better lenders out there for you.

    Threaten to pull out of the house purchase if they don’t refund your money or find you a mortgage.

    A decent broker would have asked for your files in advance and would only charge on a mortgage offer being received.

    Lenders are not obliged to tell you why they have declined a case and in some cases are not allowed to. That said a quick salty phonecall to the right person at Platform from your broker should normally yield results.

    You can get good and bad advisers wherever you go.I'd push her a bit and see what you can find out before making a decision on what to do next. If she isn't forthcoming with answers and a new plan of attack then you have a problem.

    The broker has responded saying that platform won’t give any further information but only saying the information recieved to the underwriters was from a third party. What could this be?
