Who regulates disgusting agents?

Hello
Is there anyone who regulates these disgusting agents?
I have not a specific problem with a specific agent to go to ombudsman.
I just want to bring awareness for a disgusting practice.
Agents rent rooms in London and force tenants get into a yearly contract while paying huge 'contract' fees. The tenants at some point of their life want to move on and they are forced to either pay ridiculous amounts even though they will not stay in the room or to find themselves replacements!!!!
This is extremely disgusting! So agents basically go from contract to contract with zero time of the room being empty and at the same time they are not even bothered to find new tenants, with advertisement and viewings!!!
CAN YOU IMAGINE what practice is that? What rip off and what exploitation of poor tenants?
Is there any serious government or court to put an end to this horrendous exploitation?
PS: I will never rent a room under such agreements, but I don't want to see such hideous practice on poor tenants who are desperate to find a place.

No one is forcing you. Do you attempt to get out of mobile contracts/cable contracts in the same way. You agreed to a year. You pay for a year.
We knew we wanted to bymuy this year we negotiated a 6 month break clause and waited til we were in a position to end our contract before looking to leave. It's not rocket science.0 -

What a bizarre post. If you don't want a 12 month AST ask for a 6 month AST or a 12 month one with a break clause. Alternatively don't look for an AST, become someone's lodger instead.
The fixed term works both ways. The tenant can't leave early but neither can the landlord evict early unless there's been a breach of contract. Tenants who wish to leave early are fortunate if the landlord agrees to a variation of the tenancy.0 -
If you are severely bothered by 12 month tenancies what are you going to do if the current government and/or a Labour government brings in minimum 3 year tenancies as they have proposed?0

Why are you not suing the agent in question under the 'Standard Agent Practices (perverse & disgusting) Act 1643?
Clauses 1 - 4 are somewhat outdated and relate to things like the forcing by agents of tenants to removal of horse manure by hand, but clause 5 relates to 'odious and loathsome rack-rents' and 'other fleecing practices' by an agent in the content of a lease.0 -
When I was young it was the Beaureau of Disgusting Agents, but then they unionised, argued (ironically for better working conditions) and split into 2. Depending on where you are in the country, look for you local branch of either the Scummy Agents Society or Union of Gross Landlords.0
