Hi all
Hoping you can give some advice if possible!
In May I purchased a new build home with my partner which had been completed last December. It's now come round to a year old and as such we had the builders & housing Trust out today to speak with us about it.
We have compiled the below list of issues, all of which we have been told are not their responsibility to fix. Now I'm almost certain some (or most) of these they should be fixing rather than us?
- Two fairly large (>10cm long) but not 'deep' cracks in the paintwork above doors
- Skirting boards are coming away from the walls (ie. the paint has all cracked on the join between the board and wall)
- Floorboards very creaky on top of stairs and in bedroom (they've said this is our responsibility to fix and pull up the carpets & get someone to look at etc)
- Kitchen floor is uneven - slopes toward the front of the house (again, said this is something we have to fix because it's likely the ground settling)
Is this normal? I'd have expected they'd be obligated to fix things like this, especially the creaky floorboards and kitchen floor sloping?
Any help gratefully appreciated!

Houses move and settle over seasons, this causes the cracks and is outwith the builders control. This will stabilise over a couple of years but can't be totally eradicated due to the nature of the ground and timber always moving.
Snagging is usually workmanship related defects.
The kitchen floor, has it always been like this? or is it slowly developed.
The floorboards the same question. If these problems have always been present then it should be on the snagging list.0
